Malls in the U.S. are adapting to new market realities, like any other business would.  They are evolving once more, improving themselves with exciting anchor tenant changes and assistance from technology to once again become welcoming and fun destinations.

THE ISSUE FOR MALLS

If you’ve recently walked through a traditional shopping mall and noticed that there are more stores for rent than there are stores to shop in, you’re not alone. Brick-and-mortar retail has taken a hit in recent years…  In fact, of America’s approximately 1,200 shopping malls, it’s estimated that some 300 of those could potentially close within the next decade... “The reality is that we’re over-stored—we have too many malls in bad locations. It’s not about urban or suburban, it’s about the customer count,” says Ken Morris, principal at Boston Retail Partners. “A suburban mall in New York or Boston, Philadelphia or Washington, D.C., is a lot different than a suburban mall in Kansas or Maine. The reality is those malls don’t have the population and the right demographics to survive. They definitely don’t have the right anchor stores.”

Anchor stores, typically multi-level department stores occupying the end spots at traditional malls, hold a weighty responsibility.  It was the anchors’ job to attract shoppers and then send them into the mall to browse and buy at the lesser-known stores.  Anchor stores are no longer the consumer draw they once were. With online sites taking up more and more of the retail pie, major retailers are closing stores at an increasing rate, leaving malls without their anchors and, in turn, slowing the flow of shoppers. Morris explains it as this: “The theater of shopping isn’t going away. A lot of malls just don’t have the right theater.” 

MALL OWNERS & INVESTORS ARE STEPPING UP THE GAME

As malls look toward the future, “theater” can be anything from major supermarkets (Whole Foods is oftentimes a successful mall anchor), to high-end restaurants, bowling alleys, night clubs, movie theaters and even residential.  In a recent interview on Fox Business Network, CBRE’s CEO Bob Sulentic agreed, saying: “I think where the success is going to be in the mall of the future is around experiences and a mixture of uses, some associated with lifestyle opportunities … and lots of food and beverage concepts, but there still will be places to go in there and buy clothes and electronics.”

THE ROLE OF TECHNOLOGY & TRANSPORTATION

And technology has a major role to play in the future of the shopping mall. At malls in China, digital terminals use facial recognition technology to remind shoppers of their past purchases and apps alert customers to promotions, in-mall navigation, restaurant booking services and more.  At malls in China, digital terminals use facial recognition technology to remind shoppers of their past purchases and apps alert customers to promotions, in-mall navigation, restaurant booking services and more.

But for U.S. malls, a quickly progressing transportation technology might be what changes the game. “We believe that the advent of self-driving cars is really going to change the mall. Who would have a problem going to the mall if you directed your car there, then it dropped you off and parked itself? If [the mall] has the right sense of entertainment, they can eat, drink and shop there and not have to worry about driving home,” Morris explains.

Whether self-driving cars or services such as Uber help reinvent the American mall, or the emergence of new, untraditional anchor stores save what’s left of the existing enclosed malls, Morris puts it best: “The world’s going to change, and technology’s going to change it.”

Centered in Historic Haymarket VA, Jefferson’s Red House Ordinary is one of the oldest buildings in Town.  Office Space For Lease in this building is rarely available.  Convenient to I66 located directly across from the Haymarket Town Government Center, the location is ideal.

Burned during the Civil War by Union Troops during the great Burning of Haymarket, The Red House Ordinary was one of the first buildings to be reconstructed due to its strategic location and importance.  The building served as a resting place for weary travelers, which often included Thomas Jefferson and George Washington.  As a young man Washington surveyed most of the Shenandoah Valley.  As he traveled from Mount Vernon to the Valley, he often spent the night at the Red House Ordinary before moving on through Thoroughfare Gap into the Shenandoah Valley.  ‘Ordinary’ is a British term describing an establishment where a traveler might bed down himself and his horse, have some ale and possibly some good steak and then sleep on the floor till dawn’s early light.

If you're interested in seeing a Salt Water Pool in action, there is a beauty at an Open House in Centerville this weekend.  

Once only reserved for use in luxury homes and luxury commercial properties, salt water pools are now appearing in significant numbers in backyards throughout the Haymarket, Prince William, Loudoun, Fairfax and Fauquier County areas.  The presence of a well designed and installed salt water pool increases the value of your home.  

Both chlorine and salt are great sanitizers.  Chlorine is produced from salt (sodium chloride).  In fact, when it comes to sanitizing pool water, the chlorine pool and the salt water pool both utilize chlorine for sanitization.  The salt water pool just uses much less of it.

In a chlorine pool, the chlorine is produced by the owner purchasing and adding the chlorine manually to the water on an as needed basis.  In a salt water pool, the chlorine is produced by the regulated salt water system, and is produced from the salt water itself, and at a much lower level of chlorine.  And the level of salt in a salt water pool is only about 10% of that found in the ocean.  The result is a more pleasant and healthy swim, and avoidance of drying of the skin and burning of the eyes, which is often experienced by swimmers in purely chlorine pools. 

The upfront cost of installing a salt water pool is more expensive than a chlorine pool, while the cost of maintaining sanitization via chemicals is far less expensive and far less time consuming in the salt water pool.  Disadvantages of a salt water pool include the fact that there is additional equipment required (for conversion of salt to chlorine) and that salt tends to corrode metal faster than chlorine.  These items are addressed at initial pool installation or at pool conversion from chlorine to salt water.  The primary advantages of a salt water pool over chlorine is its simplicity to maintain correct chemical levels (system controlled chlorine production), less expensive salt being added perhaps monthly as opposed to expensive chlorine generally being added weekly in a purely chlorine pool.  Generally speaking, the overall result is a more pleasant and healthy swimming experience in the salt water pool.  If you are interested in seeing a salt water pool in action, there's a beauty at an open house in Centreville this weekend.

Living The Coastal Lifestyle – in Coastal Virginia

It wasn’t until I spent some time talking with REALTOR® Rick Sterling that I understood the depth of his knowledge of the greater Virginia Beach Market, and specifically the Virginia Beach Condo Market.  Talk about knowing the local housing stock, he knows the Virginia Beach Condo Market better than I know the back of my hand.  

From one end of the beach to the other, Rick can tell you about every condo building and the units they contain.  He knows which units allow small pets, which allow two pets up to 25 lbs., or which units don’t allow pets at all.  He knows which condos may be rented weekly and for how much, and equally as important which cannot be rented at all on a short term basis.  Any facts affecting your condo decision, Rick has them at his fingertips … square footages, unit restrictions, condo fee coverages, kitchen layouts, number of beds, typical ‘facing’ views, amenities, # of parking spaces, pricing, units sold and those currently on the market.  He has it all for you on the ready.  Virginia Beach Condos Are His Marketplace.

I’ve learned that Rick Sterling operates from a position of ‘Basics’.  He insures that his clients (either buyers or sellers) are extremely well informed and he does so efficiently. Rick holds the view that Real Estate is about Lifestyle … the house is secondary.  Lifestyle could be that of a Soccer Mom, needing to be near schools and sports fields, Urban, being walkable to shops and restaurants, Country, perhaps that of a gentleman farmer, or Beachfront, that which is satisfied by proximity to the beach or bay.  Whatever the Lifestyle, the house succumbs to its power.  Rick laughingly says “Houses are like buses – another one comes along every 15 minutes.”  I believe that Rick is correct … at the end of the day, it’s about Lifestyle.

How do HOAs work?

When you purchase a home, there's a good chance you'll have to pay a homeowners association fee, especially in gated communities, townhouses, condominiums, and other similar planned neighborhoods. The idea is to keep common areas clean and maintained, and there's usually an HOA board that is responsible for setting the rules and regulations.

Each HOA is different, but most have the same core elements. You'll typically pay your HOA fees either monthly or annually, and it's an important factor to consider when you're weighing your options for a new home. So what is typically included in your HOA fees?

First, the fun stuff Amenities are typically the big perk of living in a community with an HOA. While you lose out on some of the freedom of living without an HOA, you instead get community amenities like a maintained pool, gym, clubhouse, tennis courts, and other amenities. The HOA fees pay for cleaning and maintenance, so-in theory-you'll always have a clean pool whenever you want to use it.

Protecting the community HOA fees often contribute to insurance for the community amenities, as well as a fund for unexpected repairs to damaged community property-think damage from weather or accidents.

General maintenance Your HOA fees will go toward maintaining the general safety and upkeep of the community. This means things like elevator maintenance for condominiums, snow removal, and trash/recycling services.

Be active in the association There may be a board of directors, but homeowners associations exist for the betterment of the entire community, and every voice matters. HOA meetings-and the amenities they support-provide great opportunities to meet your neighbors and make your community a better place.

Born and raised in Baltimore, Maryland, I was educated at Loyola University Maryland. I served in the U.S. Navy in the late sixties, followed by successful careers both with Bell Atlantic & Bell Atlantic International, and then The Bechtel Group.
